All You Need To Know About Dwarka Expressway Gurgaon

The eagerly expected 29.10 km long Dwarka Expressway, which will unite Mahipalpur in Delhi to Kherki Daula via New Gurgaon in Haryana, is now under development. The project, which is scheduled to be finished in December 2022, has already boosted real estate sentiment in various industries and is projected to expand its growth potential once it is finished.

The Northern Peripheral Road (NPR), popularly referred to as the Dwarka Expressway Project, was initially intended to be 18 kilometers long with no traffic lights. The project was supposed to be done by 2012, but problems with land acquisition prompted delays. Even though 14 km of the initial 18 km had been completed by 2016, mysterious issues including tree transplanting, lawsuits, virus outbreak lockdowns, and subsequent building prohibitions to combat air pollution hampered the construction. But over time, many new routes that were included in the project’s scope were designed and approved, increasing its current length to 29 km.

After numerous delays, work on the remaining segment of the Expressway began in Gurgaon in November 2019 and in Delhi in September 2020. While the 10 km-long Delhi patch will take some extended time, the 19 km-long Gurgaon patch is already under construction and scheduled to open in December 2022.

Key Points of the Dwarka Expressway Project:-

The Dwarka Expressway is a venture that the Haryana Urban Development Authority (HUDA) is eager to complete.
It has been assigned a major area of attention in the Gurgaon-Manesar Master Plan, 2031.

Under a contract between Indian Railways and the Haryana Urban Development Authority, a kilometer-long area has been set aside for the construction of a railway over the bridge alongside the project (HUDA).

The project will be superior to existing expressways since it would offer a direct connection to the Indira Gandhi International (IGI) Airport and Gurgaon. Between Gurgaon and Delhi, traffic will significantly rise as a result.

In response to the court’s decision in September 2013, HUDA has offered the petitioners in the neighborhood near the Dwarka Expressway reasonable compensation and land space.

Delhi Metro Rail Corporation proposed a metro rail line alongside the construction (DMRC), however, it hasn’t been approved yet. This would facilitate better metro connectivity between Gurgaon and Delhi.

The Delhi Airport Tunnel Expressway, a five-kilometer tunnel at the IGI Airport in Delhi, will provide access to Terminal 3 (T3).

Effect of the Dwarka Expressway on Real Estate

The Gurgaon segment of the Dwarka Expressway has led to the development of multiple residential real estate structures.

Reputable real estate developers are constructing a large number of residential developments alongside the Dwarka Expressway. The Dwarka Expressway has broadened the alternatives accessible to both householders and investors in real estate. Both Delhi and Gurgaon are densely populated urban centers that attract skilled professionals from all across the country. Due to a lack of available real estate that can meet demand, property costs are high in both areas. However, it is believed that the rising apartment complexes along the Dwarka Expressway would be able to fulfill the increasing demand because they are substantially more affordable than those in Gurgaon and Delhi.

Several reputed developers have taken a look at the wide range of real estate around the Dwarka Expressway. These complexes, which offer 2 BHK, 3 BHK,  4BHK and 5 BHK flats with housing prices varying between Rs 8,000 per sq ft and Rs 18,000 per sq. ft and serve mid-segment and high-segment groups, are scattered along the Expressway. The majority of these portions have witnessed huge price rises as the expressway’s end date draws near. Multiple programs have been implemented for economical housing. Excellent e-way links to Delhi and Gurgaon are available in these areas. Although the rental demand in these areas isn’t as high as it is in more wealthy areas, it is expected to rise as the stretch becomes more reachable.
